Warringtonfire Australia were engaged by Sunland Group to complete the fire safety engineering for The Lakes in Mermaid Waters, Queensland. The Lakes is a master planned community consisting of four waterfront apartment buildings – known as The Lanes Residencies – and a retail precinct.

 

The challenge:

The Lakes in Mermaid Waters, Queensland is a master planned community consisting of four waterfront apartment buildings – known as The Lanes Residencies – and a retail precinct. There is a two storey basement carpark underneath each pair of apartment buildings. The retail component – known as The Lanes Retail Village – will have over 7,500 sqm of new retail space, including a fresh food market hall, cafes, food and beverage outlets, and a medical and wellbeing hub.

 

Our solution:

Our team of fire safety engineers in Brsibane completed several fire safety assessments for the project to help achieve the design objectives. The curtain wall facade of the apartment buildings posed unique fire safety engineering challenges – such as achieving fire separation between the apartments.

 

Our performance based solution prevented fire spread, but still maintained the intent of the curtain wall facade. We also worked with the design team to develop a fire safety strategy for the retail development including smoke hazard management requirements.

 

The size and complexity of the development required innovative fire safety engineering to develop these solutions and gain approval from the relevant authorities.
