31 Broadbeach – Architecturally designed residences of distinction.

The challenge

31 Broadbeach is a sophisticated residential development delivering a new benchmark for beachfront living. The 20-storey tower contains 22 sole occupancy units, 14 of which occupy an entire floor. There is also a three-storey basement and a rooftop pool. The small size of the lot and the full-floor apartments posed unique challenges which required tailored performance solutions to ensure the desired apartment layouts could be retained.

Our solution

Our team of fire safety engineers in Queensland worked in consultation with the various stakeholders to develop a performance solution to address many fire safety challenges such as the setbacks on allotment boundaries; fire and smoke separation of shafts and stairs between levels; security issues associated with access and re-entry into the building; and maintenance and location of key fire services equipment such as extinguishers and detectors.

These issues are unique to full floor apartments, and our performance solutions allowed for the efficient use of the floor plate while fulfilling the original design intent and providing adequate fire safety for occupants.
